Huntington Dr., Arcadia Pursuant to the Americans with Disabilities Act, persons with a disability who require a disability related modification or accommodation in order to participate in a meeting, including auxiliary aids or services, may request such modification or accommodation from Planning Services at 626-574-5423. Under the Brown Act, the Members are prohibited from discussing or taking action on any items not listed on the posted agenda. The matter will be referred to staff for an appropriate response,or will be placed on the agenda of a future meeting. PUBLIC HEARINGS All interested persons are invited to appear at a public hearing and to provide evidence or testimony concerning any of the proposed items set forth below for consideration. Separate and apart from the applicant(who may speak longer in the discretion of the Commission) speakers shall be limited to five (5) minutes per person. The applicant may additionally submit rebuttal comments, at the discretion of the Commission. You are hereby advised that should you desire to legally challenge in court any action taken by the Planning Commission regarding any Public Hearing item, you may be limited to raising only those issues and objections you or someone else raised at the public hearing or in written correspondence delivered to the Planning Commission at, or prior to,the public hearing. 1. Modification No. MP 13-14 and Single-Family Architectural Design Review No. SFADR 13-102 for the following with a Categorical Exemption from the California Environmental Quality Act (CEQA) at 301 Fairview Avenue: A. A Modification to allow more than 16'-0"of garage opening to face a street on a lot with frontage of less than 100'-0" for a new 6,825 square-foot, two story residence; and, B. Architectural Design Review approval. There will be a five (5) working-day appeal period after the approval/denial of the applications. Appeals are to be filed by 5:30 p.m. on Thursday, December 5, 2013. 2. Modification No. MP 13-15 with a Categorical Exemption from the California Environmental Quality Act (CEQA) to allow the eaves to encroach 8'-0" into the required westerly side yard setback area and 4'-0" into the required easterly side yard setback area for a new 5,744 square-foot, two-story residence at 1032 Volante Avenue. Applicant Andy Yu, Designer NOTE: The Architectural Review Board for the Rancho Santa Anita Residents' Association has approved the architectural design of the proposed new residence. Recommended action: Find that this project is exempt from CEQA and conditionally approve Modification No. MP 13-15. There will be a five (5) working-day appeal period after the approval/denial of the applications. Appeals are to be filed by 5:30 p.m. on Thursday, December 5, 2013. 3. Resolution No. 1888 — Tentative Parcel Map No. TPM 13-12 (72519) with a Categorical Exemption from the California Environmental Quality Act (CEQA) to split one lot into two lots at 1414 S. Eighth Avenue. Applicant Richard Tipping, Developer Recommended action: Find that this project is exempt from CEQA and conditionally approve Tentative Parcel Map No. TPM 13-12 (72519) and adopt Resolution No. 1888. There is a ten (10) day appeal period after the approval/denial of the applications. Appeals are to be filed by 4:30 p.m. on Friday, December 6, 2013. 4. Resolution No. 1889—Tentative Parcel Map No. TPM 13-14 (72584) and Multiple- Family Architectural Design Review No. MFADR 13-28 with a Categorical Exemption from the California Environmental Quality Act (CEQA) for a three-unit, residential condominium development at 148 El Dorado Street. Applicant Sanyao International, Inc., Designer Recommended action: Find that this project is exempt from CEQA and conditionally approve Tentative Parcel Map No. TPM 13-14 (72584) and adopt Resolution No. 1889. There is a ten (10) day appeal period after the approval/denial of the applications. Appeals are to be filed by 4:30 p.m. on Friday, December 6, 2013.
