Huntington Drive,Arcadia Pursuant to the Americans with Disabilities Mt,persons with a disability who require a disability related modification or accommodation in order to participate in a meeting,including auxiliary aids or services,may request such modification or accommodation from Planning Services at 626-574-5423. Notification 48 hours prior to the meeting wiil enable the City to make reasonable arrangements to assure accessibility to the meeting. CALL TO ORDER ROLL CALL: Sam Faizone, Chairman Dominic Lazzaretto, Committee Member Jason Kruckeberg,Committee Member PUBLIC COMMENTS(5 minute time limit per person) Each speaker is limited to five (5) minutes per person, unless waived by the Modification Committee. Under the Brown Act, the Members are prohibited from discussing or taking action on any items not listed on the posted agenda. PUBLIC HEARING You are hereby advised that should you desire to legally challenge in court any action taken by the Modification Committee regarding any Public Hearing item, you may be limited to raising only those issues and objections you or someone else raised at the public hearing or in written correspondence delivered to the Modification Committee at, or prior to,the public hearing. 1. Modification Application No. MC 13-21 &Architectural Design Review No.ADR 13-27 234 S. First Avenue Applicant: Mr.Jason Lee,Architect PROJECT DESCRIPTION: Architectural Design Review approval to demolish 1,835 square feet of an existing 5,675 square foot, one-story commercial building and remodel the exterior facade of the remaining 3,840 square foot building to be contemporary in style; and a Parking Modification to allow 12 standard parking spaces and three tandem spaces in lieu of 22 spaces required to occupy 2,340 square feet of the building as medical office and 1,500 square feet as retail/general office(AMC Sec. 9269.5). ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15305 of the CEQA Guidelines Class 1 Exemption for existing facilities. RECOMMENDED ACTION: Approval 2. Modification Application No. MC 13-25 916 Monte Verde Drive Applicant: Mr.and Mrs. Michael La Porte,Applicants PROJECT DESCRIPTION: A Modification to allow an 8'-6" side yard setback in lieu of 10'-0" required for an 801 square foot, one story addition (approximately 51'-0" in length) to the existing 1,821 square foot, one story residence at 916 Monte Verde Drive (AMC Sec. 9252.2.3). The Rancho Santa Anita Resident's Association (Lower Rancho) Architectural Review Board has reviewed and approved the architectural design of the proposed single story addition. ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15305 of the CEQA Guidelines Class 5 Exemption for minor alterations in land use limitations. RECOMMENDED ACTION: Conditional approval APPEAL PERIOD: All decisions made by the Modification Committee may be appealed to the Planning Commission within five (5) working days of the decision. Appeals are to be filed by 5:30 p.m. on January 21, 2014. If no appeal is filed, decisions are final. ADJOURNMENT The Modification Committee will adjourn this meeting to January 28, 2014, at 7:45 a.m. in the City Council Chambers Conference Room, 240 W. Huntington Drive, Arcadia. Any writings or documents provided to a majority of the Modification Committee regarding any item on this agenda will be made available for public inspection in the City Clerk's office located at 240 W. Huntington Drive,Arcadia, California, during normal business hours.
