Huntington Drive, Arcadia Pursuant to the Americans with Disabilities Act, persons with a disability who require a disability related modification or accommodation in order to participate in a meeting,including auxiliary aids or services,may request such modification or accommodation from Planning Services at 826-574-5423. Notification 48 hours prior to the meeting will enable the City to make reasonable arrangements to assure accessibility to the meeting. CALL TO ORDER ROLL CALL: Sam Falzone, Chairman Dominic Lazzaretto, Committee Member Jason Kruckeberg, Committee Member PUBLIC COMMENTS (5 minute time limit per person) Each speaker is limited to five (5) minutes per person, unless waived by the Modification Committee. Under the Brown Act, the Members are prohibited from discussing or taking action on any items not listed on the posted agenda. PUBLIC HEARING You are hereby advised that should you desire to legally challenge in court any action taken by the Modification Committee regarding any Public Hearing item, you may be limited to raising only those issues and objections you or someone else raised at the public hearing or in written correspondence delivered to the Modification Committee at, or prior to, the public hearing. 1. Modification Application No. MC 13-30, Single-Family Architectural Design Review No. SFADR 13-126, and Oak Tree Encroachment Permit Application No. THE 13-72 1707 Rodeo Road Applicant: Mr. Robert Tong, Designer PROJECT DESCRIPTION: The applicant is requesting the following approvals: 1. Architectural Design Review approval of a new 5,488 square foot, two story residence; 2. A Zoning Modification to allow the first story of the new residence to be setback 25'-1'from the southerly, street-side yard property line, and the second story to be setback 27'-5' from the southerly, street-side yard property line in lieu of the 30'-0" special setback on Sierra Madre Boulevard(AMC Sec. 9320.68.1); and 3. An Oak Tree Permit to allow new landscaping and a new 6'-0" tall wrought-iron fence to encroach into the protected area of an existing 20-inch Coast Live Oak tree that is located on the adjacent property to the west. ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15305 of the CEQA Guidelines Class 5 Exemption for existing facilities. RECOMMENDED ACTION: Conditional Approval 2. Modification Application No. MC 14-02 and Administrative Single-Family Architectural Design Review No. Admin. SFADR 14-06 1806 Oakwood Avenue Applicant: Ms. Karen Moran, Architect PROJECT DESCRIPTION: The applicant is requesting the following approvals for a new 521 square foot, attached two car garage, and one story additions totaling 1,068 square feet to the existing 2,236 square foot, one story residence. The proposal also includes the conversion of an existing 422 square foot, two car garage into a bedroom: 1. A Modification to align the new two car garage and the conversion of the existing garage to a bedroom with the existing 38'-9"front yard setback of the residence in lieu of the 40'- 6" requirement based on the average front yard setback of the two neighboring properties (AMC Sec. 9252.2.2.); 2. A Modification to align the new two car garage and one story addition with the existing 5'- 0" southerly side yard setback of the residence in lieu of the 7'-6" requirement (AMC Sec. 9252.2.3.); 3. A Modification to allow mechanical equipment(two air conditioning units) to be setback 5'- 0"from the northerly property line in lieu of the 7'-6" requirement (AMC Sec. 9252.2.1.1.); and 4. Architectural Design Review approval of the project. ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15305 of the CEQA Guidelines Class 5 Exemption for minor alterations in land use limitations. RECOMMENDED ACTION: Conditional Approval APPEAL PERIOD: All decisions made by the Modification Committee may be appealed to the Planning Commission within five (5) working days of the decision. Appeals are to be filed by 5:30 p.m. on February 19, 2014. If no appeal is filed, decisions are final. ADJOURNMENT The Modification Committee will adjourn this meeting to February 25, 2014, at 7:45 a.m. in the City Council Chambers Conference Room, 240 W. Huntington Drive, Arcadia. Any writings or documents provided to a majority of the Modification Committee regarding any item on this agenda will be made available for public inspection in the City Clerk's office located at 240 W Huntington Drive,Arcadia, California, during normal business hours.
