Pursuant to the Americans with Disabilities Act, persons with a disability who require a disability related modification or accommodation
in order to participate In a meeting,including auxiliary aids or services,may request such modification or accommodation from Planning
Services at 626.574-5423. Notification 48 hours prior to the meeting will enable the City to make reasonable arrangements to assure
accessibility to the meeting.

PUBLIC COMMENTS (5 minute time limit per person)
Each speaker is limited to five (5) minutes per person, unless waived by the Modification
Committee. Under the Brown Act, the Members are prohibited from discussing or taking action
on any items not listed on the posted agenda.
PUBLIC HEARING
You are hereby advised that should you desire to legally challenge in court any action taken by
the Modification Committee regarding any Public Hearing item, you may be limited to raising only
those issues and objections you or someone else raised at the public hearing or in written
correspondence delivered to the Modification Committee at, or prior to, the public hearing.
1. Healthy Oak Tree Removal Application No. TRH 14-01, Oak Tree
Encroachment Application No. THE 14-19, and Single-Family
Architectural Design Review No. SFADR 13-124
621 Santa Maria Avenue.
Applicant: Mr. Philip Chan, Architect
PROJECT DESCRIPTION: The applicant is requesting the following approvals for a new 4,127
square-foot, two-story residence with a 410 square-foot, two-car
garage:
a. To remove one healthy Coast Live Oak tree in the rear yard due to its poor crown
symmetry and leaning position (AMC sec. 9703);
b. Allow the new landscaping and hardscape to encroach within the dripline of one Coast
Live Oak tree in the rear yard and one Coast Live Oak tree in the rear yard of 625 Santa
Maria Avenue(AMC Sec. 9703);and,
c. Design review for a new house.
ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15303 of the CEQA
Guidelines Class 3 Exemption for existing facilities.
RECOMMENDED ACTION: Conditional Approval
APPEAL PERIOD: All decisions made by the Modification Committee may be appealed to
the Planning Commission within five (5) working days of the decision. Appeals are to be
filed by 5:30 p.m. on March 18, 2014. If no appeal is filed, decisions are final.
ADJOURNMENT
The Modification Committee will adjourn this meeting to March 25, 2014, at 7:45 a.m. in the City
Council Chambers Conference Room, 240 W. Huntington Drive, Arcadia.
Any writings or documents provided to a majority of the Modification Committee regarding any item on this agenda will
be made available for public inspection in the City Clerk's office located at 240W. Huntington Drive,Arcadia, California,
during normal business hours.
