Pursuant to the Americans with Disabilities Act, persons with a disability who require a disability related modification or accommodation

PUBLIC COMMENTS (5 minute time limit per person)
Each speaker is limited to five (5) minutes per person, unless waived by the Modification
Committee. Under the Brown Act, the Members are prohibited from discussing or taking action
on any items not listed on the posted agenda.
PUBLIC HEARING
You are hereby advised that should you desire to legally challenge in court any action taken by
the Modification Committee regarding any Public Hearing item, you may be limited to raising only
those issues and objections you or someone else raised at the public hearing or in written
correspondence delivered to the Modification Committee at, or prior to, the public hearing.
1. Modification No. MC 14-01 and Administrative Single-Family Architectural Design
Review No. ADMIN SFADR 14-05

Applicant: Sean and Fiona French, Property Owners
PROJECT DESCRIPTION: The applicant is requesting the following modifications and
architectural design review for a new 455 square foot, first
story addition, a 147 square foot covered porch, and a
1,053 square foot, second-story addition to the existing 978
square foot, one-story residence, and a new detached, two
car garage:
a. To allow the new 455 square foot, first story addition and a 147 square foot,
covered porch to be aligned with the existing northerly elevation of the house and
maintain a 3'-6"northerly side yard setback in lieu of the 5'-0" requirement;
b. To replace the existing detached two-car garage with a new 440 square foot,
detached two-car garage that will have a 3'-6" southerly side yard setback in lieu of
5'-0" required, and to allow the new garage to exceed the maximum rear yard lot
coverage of 25% (proposed at 35.2%); and,
c. Architectural design review to change the architectural style of the house from
Ranch to American Traditional architecture.
ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15305 of the CEQA
Guidelines Class 5 Exemption for the minor alterations in land use limitations.
RECOMMENDED ACTION: Conditional Approval
APPEAL PERIOD: All decisions made by the Modification Committee may be appealed to
the Planning Commission within five (5) working days of the decision. Appeals are to be
filed by 5:30 p.m. on May 21, 2014. If no appeal is filed, decisions are final.
ADJOURNMENT
The Modification Committee will adjourn this meeting to May 27, 2014, at 7:45 a.m. in the City
Council Chambers Conference Room, 240 W. Huntington Drive, Arcadia.
Any writings or documents provided to a majority of the Modification Committee regarding any item on this agenda will
be made available for public inspection in the City Clerk's office located at 240 W Huntington Drive,Arcadia, California,
during normal business hours.
