REQUEST: 5'-0" rear yard setback in lieu of 25'-0" (9252.2.8).
FINDINGS: The subject lot is at the end of a cul-de-sac and is five sided. When
the dwelling was built in 1963 it complied with the Zoning
Ordinance. Recently the definition of a "rear property line" has
changed, requiring modifications to the rear yard for certain
additions.
The applicant is proposing a single-story addition (10' x 32'-6") to
the existing dwelling which would allow for a dining room and an
enlarged family room. Approval of this request would permit the
addition to be in line with dwelling. A rear yard of 48' x 70' will
remain. Adjoining property owners have reviewed and approved
this request. Approval of MA 89-056 would secure an appropriate
improvement.
ACTION: Approved.
There is a five working day appeal period for this application, building permits cannot
be obtained until November 7, 1989. Any modification granted by this application
must be used within twelve months or this application shall become null and void.
Please contact the Building Department at 574-5416 to determine the number of
building plans required for plan check and proper permits to be obtained before
construction. Plans shall be in substantial compliance with the plans approved by the
Planning Department. Any minor alteration made to said plans shall be subject to the
review and approval of the Planning Department.

Subject: Review of existing roof framing for support of new tile roofing.
A visual inspection of accessible portions of the existing roof framing system has been
performed at the above referenced residence by ReStruct Construction Co. The scope
of this report is limited to verification that the size, spans and spacing of the roof
rafters are in conformance with the applicable provisions of the Uniform Building
Code (UBC). The inspection does not include destructive methods of investigation
such as removal of drywall, plaster or other finish materials. Unless identified in this
report, members which may exist could not be observed and therefore have not been
reviewed.
Because wall and foundation construction is not visible for inspection, no analysis
has been performed for these elements, or for the structures resistance to lateral
forces. The actual response of any building is dependent upon a number of factors
specific to the site and building which are beyond the scope of this report.
It is our professional opinion that, based on the available information, this structure
as described herein (with all remedial work, if noted in this report) is acceptable for
support of the proposed vertical loads.

2 At main ridge area, rafters are not continuously tied by ceiling joists or rafter
ties. Where indicated B on plan (along length of ridge), add Simpson ST18
(or equal) straps across ridge board to connect adjacent rafters. Straps may
be installed over plywood, but must be securely attached to each rafter. Add
2x4 struts as required from ridge board to bearing wall below such that ridge
is supported at 6'-O" o.c. max. Struts shall be not less than 45 degrees from
horizontal. See attached detail.
"" 3. Where 2x6 rafters @ 24" o.c. span 12'-6 ( C on plan), span exceeds
recommended limits shown on span tables attached. Because the building code
does not limit deflection in this case, conformance is required based on bending
only. Since the actual span is within the bending limits, remedial work is
optional, at the descretion of the owner. Note that noticable deflection may
occurr at this area.
4. Rafter ties and ceiling joists should not be used to support storage loads, and
storage platforms should not be suspended from the roof structure. Remove all
storage before re-roofing.
5. All other framing observed appears to generally conform with UBC
conventional framing provisions, and in our professional opinion, the structure
is acceptable for proposed vertical loads.
6. Although it is difficult to predict the magnitude due to variations in wood
members, some noticeable differential deflection may occur. Significant
existing deflection was observed at this property, particularly at the garage
area. Also, when a new roof is installed, it is not uncommon for additional
settlement to occur, possibly resulting in minor cracks in finish materials.
These conditions do not affect the structural integrity of the building, and do
not indicate improper workmanship or materials.
