ALL efforts for the next (30) Months will be spent on completing Phase 1 (2) Marriott Hotels. 2. After Phase 1 — We will interview and hire a new Project Manager to design, negotiate and develop Phase2. Planning process from Design to Approval (12) months. The new Phase 2 design will be similar as before but will encompass numerous additional components to enhance its desirability to the city and community. Once Phase 2 is permitted, marketing efforts will begin to pre-sell 50% of the units. This process could take as long as (30) Months depending on our economy at the time. 3. We also hope to amortize our cost expenditures from the time we remodel the existing Santa Anita Inn until the time that we demolish it, in approximately (8) years. Our cost estimates are approximately $600,000 to remodel the remaining portion of the Santa Anita Inn. Our estimate of Net Income is $75,000 to $78,000 per year giving us a (8) eight year return of our invested dollars.
