Huntington Drive, Arcadia Pursuant to the Americans with Disabilities Act, persons with a disability who require a disability related modification or accommodation in order to participate in a meeting, including auxiliary aids or services, may request such modification or accommodation from Planning Services at 626-574-5423. Notification 48 hours prior to the meeting will enable the City to make reasonable arrangements to assure accessibility to the meeting. CALL TO ORDER ROLL CALL: Zi Lin, Chairman Dominic Lazzaretto, Committee Member Jason Kruckeberg, Committee Member PUBLIC COMMENTS (5 minute time limit per person) Each speaker is limited to five (5) minutes per person, unless waived by the Modification Committee. Under the Brown Act, the Members are prohibited from discussing or taking action on any items not listed on the posted agenda. PUBLIC HEARING You are hereby advised that should you desire to legally challenge in court any action taken by the Modification Committee regarding any Public Hearing item, you may be limited to raising only those issues and objections you or someone else raised at the public hearing or in written correspondence delivered to the Modification Committee at, or prior to, the public hearing. 1. Modification No. MC 14-14 and Single-Family Architectural Design Review No. SFADR 14-66 330 Leda Lane Applicant: Simon Lee, Architect PROJECT DESCRIPTION: The applicant is requesting a Modification to allow a 25'-0" street side yard setback in lieu of the 35'-0" special setback required for this portion of Fourth Avenue for a new 4,368 square-foot, two-story, traditional style residence with a 432 square-foot two-car garage. ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15305 of the CEQA Guidelines for infill development. RECOMMENDED ACTION: Conditional Approval 2. Healthy Oak Tree Removal Permit Application No. TRH 14-04 300 Hacienda Drive Applicants: Robert and Margaret Lihani PROJECT DESCRIPTION: The applicant is requesting a permit for the removal of three healthy Coast Live Oak trees and encroachment upon one oak tree to accommodate future development of a new residence. ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15304 of the CEQA Guidelines for infill development. RECOMMENDED ACTION: Conditional Approval APPEAL PERIOD: All decisions made by the Modification Committee may be appealed to the Planning Commission within five (5) working days of the decision. Appeals are to be filed by 5:30 p.m. on Thursday, November 20, 2014. If no appeal is filed, decisions are final. ADJOURNMENT The Modification Committee will adjourn this meeting to November 25, 2014, at 7:45 a.m. in the City Council Chambers Conference Room, 240 W. Huntington Drive, Arcadia. Any writings or documents provided to a majority of the Modification Committee regarding any item on this agenda will be made available for public inspection in the City Clerk's office located at 240 W. Huntington Drive, Arcadia, California, during normal business hours.
