SUBJECT: FINAL TRACT MAP NO. 72625 FOR A SIX -UNIT RESIDENTIAL
CONDOMINIUM SUBDIVISION AT 19 -23 CHRISTINA STREET
Recommendation: Approve
SUMMARY
Tentative tract maps and final tract maps are required for all subdivisions that result in
five or more parcels or condominium units. In accordance with Arcadia Municipal Code
Section 9116.3, the City Council shall approve a final tract map if it conforms to all the
requirements of the subdivision regulations of the Municipal Code and the State
Subdivision Map Act. It is recommended that the City Council approve Final Tract Map
No. 72625 for a six -unit residential condominium subdivision at 19 -23 Christina Street.
DISCUSSION
Final Tract Map No. 72625 for a six -unit residential condominium subdivision at 19 -23
Christina Street has been reviewed by the Los Angeles County Department of Public
Works and the appropriate City Departments. The map has been found to be in
substantial compliance with the tentative tract map as conditionally approved by the
Planning Commission on March 11, 2014, and is in compliance with the subdivision
regulations of the Municipal Code and the State Subdivision Map Act.
ENVIRONMENTAL ASSESSMENT
Final Tract Map No. 72625 is categorically exempt from environmental review pursuant
to Section 15332 of the Guidelines for the California Environmental Quality Act (CEQA)
as an infill development project. The Planning Commission affirmed this finding and
conditionally approved Tentative Tract Map No. 72625 at its regular meeting on March
11, 2014.

RECOMMENDATION
It is recommended that the City Council approve Final Tract Map No. 72625 for a six -
unit residential condominium subdivision at 19 -23 Christina Street.

Section 66442 (a) (4).
The City Council or Advisory Agency should make the findings required by the
State Environmental Quality Act and the Subdivision Map Act.
After your approval and the approval of the City Council or Advisory Agency, the final
map should be returned to the County of Los Angeles Department of Public Works'
Land Development Division, Subdivision Mapping Section, for filing with the
Registrar - Recorder /County Clerk's office.
