SUBJECT: RESOLUTION NO. 7054 ACCEPTING A DEDICATION OF CERTAIN
PROPERTY FOR A CORNER CUTBACK AT THE NORTHWEST
CORNER OF THE INTERSECTION OF ALTA STREET AND SECOND
AVENUE FOR PUBLIC USE AS PART OF PARCEL MAP 72489
Recommendation: Adopt
SUMMARY
On October 8, 2013, the Arcadia Planning Commission tentatively approved Parcel Map
72489 for a proposed three -unit residential condominium development at 31 South
Second Avenue. In order to construct a new accessible ramp and sidewalk at the
northwest corner of Alta Street and Second Street, the developer was required to
dedicate additional right -of -way. Parcel Map 72489 is now ready for approval and the
dedication is offered on the Map. In consideration of the developer's offer of dedication,
it is recommended that the City Council accept this dedication as set forth in Parcel Map
72489.
BACKGROUND
The Arcadia Planning Commission tentatively approved Parcel Map No. 72489 with a
condition for the developer to replace the existing sidewalk, and construct new sidewalk
along the property frontage on Alta Street and Second Avenue. This sidewalk
replacement includes the construction of a new accessible curb ramp at the northwest
corner of the intersection of Alta Street and Second Avenue. In order for the developer
to construct the new accessible curb ramp, a dedication is required to provide sufficient
right -of -way at the northwest corner of Alta Street and Second Avenue.

DISCUSSION
The developer has submitted the final Parcel Map to the City for approval offering the
dedication and has entered into an Agreement with the City to construct the public
improvements, which were conditions of approval for the tentative map. Parcel maps
do not require City Council approval. In accordance with Section 9118.2 of the Arcadia
Municipal Code: A Parcel Map conforming to the approved or conditionally approved
Tentative Parcel map shall be filed with the Director of Planning after all required
certificates on such map have been signed and, where necessary, acknowledged.
Since this Parcel Map includes an offer of dedication, the City Council must either
accept or reject the offer before the final Parcel Map can be approved.
FISCAL IMPACT
There will be no fiscal impact incurred by the City.
RECOMMENDATION
It is recommended that the City Council adopt Resolution No. 7054, accepting a
dedication of certain property for a corner cutback at the northwest corner of
intersection of Alta Street and Second Avenue for public use as part of Parcel Map
72489.

ARCADIA, CALIFORNIA, ACCEPTING A DEDICATION OF
CERTAIN PROPERTY FOR A CORNER CUTBACK AT THE
NORTHWEST CORNER OF INTERSECTION OF ALTA
STREET AND SECOND AVENUE FOR PUBLIC USE AS

WHEREAS, Tentative Parcel Map No. 72489 was approved by the Planning
Commission of the City of Arcadia on October 8, 2013, with a condition to dedicate a
portion of land at the northwest corner of Alta Street and Second Avenue for the
construction of an accessible ramp at the northwest corner of the intersection; and
WHEREAS, Parcel Map No. 72489 is now ready for approval and the property
owner has offered to dedicate a triangular corner cutback dedication at the northwest
corner of Alta Street and Second Avenue as shown on attached Exhibit A (Parcel Map
72489).
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ARCADIA,
CALIFORNIA, DOES HEREBY RESOLVE AND DETERMINE AS FOLLOWS:
SECTION 1. That certain property located in the City of Arcadia, County of Los
Angeles, State of California, which constitutes a triangular corner cutback dedication
offered for public use as shown on attached Exhibit "A" (Parcel Map 72489), is hereby
accepted by the City of Arcadia.
SECTION 2. The City Clerk shall certify to the adoption of this Resolution.
