TPM 14 -07 (72892), MODIFICATION NO. MC 14 -04, AND ARCHITECTURAL DESIGN REVIEW NO. ADR 14 -06 WITH A CATEGORICAL EXEMPTION UNDER THE CALIFORNIA ENVIRONMENTAL QUALITY ACT (CEQA) FOR A NEW 3,995 SQUARE -FOOT, TWO -STORY OFFICE BUILDING AT 130 S. FIRST AVENUE Recommendation: Set Public Hearing Date SUMMARY Mayor Pro Tempore, Gary Kovacic has called up for review the Planning Commission's decision to approve entitlements for a proposed 3,995 square -foot, two -story office building at 130 S. First Avenue. Per the Arcadia Municipal Code, the City Council, at its next regular meeting, is to set a date for public hearings for call ups of Planning Commission decisions. It is recommended that the City Council set a Public Hearing date of December 16, 2014, for the review of the Planning Commission's decision. BACKGROUND At its November 12, 2014, meeting, the Planning Commission conditionally approved Tentative Parcel Map No. TPM 14 -07 (72892), Modification No. MC 14 -04, and Architectural Design Review No. ADR 14 -06 with a Categorical Exemption under the California Environmental Quality Act (CEQA) for a new 3,955 square -foot, two -story office building that would be subdivided into two commercial condominium units at 130 S. First Avenue. Set Public Hearing for December 16, 2014 130 S. First Avenue December 2, 2014 Page 2 of 2 On November 18, 2014, Mayor Pro Tempore, Gary Kovacic called up for review the Planning Commission's decision. Per Arcadia Municipal Code Section 9117.9 of the City's Subdivision Code, the City Council shall set the matter for a public hearing to be held within 30 days, which would be on or before Thursday, December 18, 2014. This matter can be heard at the next regular City Council meeting on Tuesday, December 16, 2014. RECOMMENDATION It is recommended that the City Council set a Public Hearing date of December 16, 2014, for the review of the Planning Commission's decision regarding a proposed two - story, office building at 130 S.
