Third Ave. Applicant: Tammy Ngo Request: A height of 5'-0" for driveway entrance gates and decorative lights and a height of 4'-6 1/2" to the top of block pillars. All proposed heights are in lieu of the 4'-0" maximum in the front yard (Sec. 9283.8.7.). FINDINGS The applicant for the proposed modification request was in attendance at the Public Hearing. The subject site consists of a new two-story dwelling with a block wall/wrought iron fence currently under construction. The requested modification is to permit decorative front gate entrances with wrought iron fencing (two entrances — circular driveway) and decorative lights atop block pillars (two at each driveway entrance). As per the zoning ordinance, the proposed heights will exceed the maximum front yard requirements by 12" and 6.5" respectively . The Committee feels that architectural enhancements to front gate entrances, without excessive heights, can secure functional and reasonable improvements to properties. The subject proposed gate entry heights are consistent with similar requests granted in the City and should add architectural appeal to the new home. Therefore, the Committee feels that approval of MC 94-025 will secure an appropriate improvement. ACTION Approved. There is a five (5) working day appeal period for this application. Building Permits cannot be obtained until May 18, 1994. You will be notified if an appeal is filed. Any modification granted by this application must be used within 12 months (May 10, 1995) or this application shall become null and void. The United States Environmental Protection Agency, CAL/OSHA, and South Coast Air Quality Management District were notified of the project by the filing of The Asbestos Demolition/Renovation Notification. 2. The asbestos removal was conducted on 3/31/93 with the set-up and prep work commencing on 3/30/93. The work was preformed utilizing differential pressure system, personal protection devices, worker decontamination unit, air monitoring, work area decontamination, and disposal of the asbestos waste in an approved disposal site. 3.
