SUBJECT: AGENDA ITEM NO. 1 — REQUEST FOR A CONTINUANCE
APPEAL NO. HOA 14 -06 — AN APPEAL OF THE SANTA ANITA
VILLAGE HOMEOWNERS' ASSOCIATION'S ARCHITECTURAL
REVIEW BOARD'S DESIGN REVIEW DENIAL FOR A NEW RESIDENCE
AT 1122 DRAKE ROAD. — THIS ITEM WAS CONTINUED FROM THE
DECEMBER 9, 2014, MEETING
Recommendation: Continue the public hearing to the February 10,
2015, Planning Commission meeting
On November 14, 2014, the Architectural Review Board of the Santa Anita Village
Homeowners' Association (ARB) held a public hearing, and denied the design concept
plans for a new, two -story, single - family residence, with a full - basement at 1122 Drake
Road. This decision was appealed by the applicant on November 19, 2014.
Among the reasons for denial are concerns about potential environmental impacts
associated with the excavation and grading to lower the project site and for the
proposed basement. On November 26, 2014, the applicant, Mr. Jack Ng, requested a
continuance to tonight's meeting to allow for additional time to address the concerns of
the ARB.
Staff received additional information and plans on January 16, 2015, which indicate that
the plans have been revised, including the grading of the site. The revisions may
address the ARB concerns, but additional time is necessary for the applicant to review
the changes with the ARB. It is recommended that this item be continued to the
February 10, 2015, Planning Commission meeting.
PLANNING COMMISSION ACTION
The Planning Commission should receive any public testimony, and approve a motion
to continue the hearing to the February 10, 2015, Planning Commission meeting.
