SUBJECT: FINAL TRACT MAP NO. 72869 FOR A 20 -UNIT RESIDENTIAL
CONDOMINIUM SUBDIVISION AT 508 -588 S. SECOND AVENUE
Recommendation: Approve
SUMMARY
Tract maps are required for all subdivisions that result in five or more parcels or
condominium units. In accordance with Arcadia Municipal Code Section 9116.3, the City
Council shall approve a final tract map if it conforms to all the requirements of the
subdivision regulations of the Municipal Code and the State Subdivision Map Act. The
Planning Commission conditionally approved the tentative tract map for this subdivision
on June 10, 2014. It is recommended that the City Council approve the attached Final
Map No. 72869 for a 20 -unit residential condominium subdivision at 508 -588 S. Second
Avenue.
DISCUSSION
Final Tract Map No. 72869 has been reviewed by the Los Angeles County Department
of Public Works and the appropriate City Departments. The letter of compliance from
Los Angeles County is attached. The map has been found to be in substantial
compliance with the tentative tract map as conditionally approved by the Planning
Commission on June 10, 2014, and is in compliance with the subdivision regulations of
the Municipal Code and the State Subdivision Map Act.
ENVIRONMENTAL ASSESSMENT
Final Tract Map No. 72869 is Categorically Exempt from environmental review pursuant
to Section 15332 of the Guidelines for the California Environmental Quality Act
( "CEQA ") as an infill development project. The Planning Commission affirmed this
finding and conditionally approved Tentative Tract Map No. 72869 on June 10, 2014.

RECOMMENDATION
It is recommended that the City Council find that Final Tract Map No. 72869 is
