The project includes the following: A.Categorical Exemption per Section 15301 and 15035 of the California Environmental Quality Act (CEQA) – Alteration to existing structure and minor adjustments to the setbacks; and B.Zone Variance No. ZV 16-01, Modification No. MP 16-09, and Single-Family Architectural Design Review No. SFADR 16-24 Project Description: The applicant is requesting the following improvements to the existing residence and architectural design review for all proposed additions: 1) A Variance to maintain the existing westerly side yard setback of 5’-0” where 10’-0” is required for the expansion of the basement by 112 square feet and a modification to maintain a 5’-0” side yard setback where 5’-6” is required for a new 112 square foot, first story addition above the basement area; and 2) A Modification to maintain a 5’-0” side yard setback where 5’-6” is required to enclose the 26 square foot covered patio into livable space and add a new 26 square foot front covered porch.
