HomeMy WebLinkAboutNotice of Pending DecisionNotice of Pending Decision—SFADR No. 16-XX Notice of Pending Decision NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is requesting an Administrative Modification. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15301(e)(1) and 15305 from the California Environ- mental Quality Act (CEQA) for an addition to an existing structure and minor adjust- ments to the setback. B. Major Administrative Modification No. AM 16-15 Project Description: A Modification to allow the continuation of an existing 5’-0” side yard set- back, whereas a 8’-4” side yard setback is currently required and to allow a 24’-0” rear yard set- back whereas a 25’-0” rear yard setback is required for a one-story, 380 square foot addition at the rear of the existing one-story contemporary style home. Lot Size: 7,440 sf Building Size (excluding the garage): Existing - 2,096 sf; Proposed - 2,476 sf Maximum Floor Area Ratio Allowed: 3,348 sf Comment Period: February 16, 2017 to March 2, 2017 at 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to March 2, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be appealed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/ noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
