NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject
property is requesting for a modification to their project. You have the opportunity to comment
on the project prior to the City making a decision on the project described below:
A. Categorical Exemption per Section 15301(e)(1) and 15305 from the California
Environmental Quality Act (CEQA) for an addition to an existing structure and minor
adjustments to the setback.
B. Administrative Modification (Major) No. AM 17-01 and Administrative Design Review
No. Admin. ADR No. 17-11
Project Description: The Applicant is requesting to legalize the non-permitted 130 square foot
room at the rear of the residence and maintain the existing rear yard setback of 24’-0” whereas
25’-0” is required per Code. The non-permitted addition matches the existing residence in
materials and colors.
Lot Size: 8,500 square feet
Existing Building Size (excluding the garage): 1,516 square feet
Floor Area Ratio Proposed: 1,646 square feet (19%)
Floor Area Ratio Allowed: 3,825 square feet (45%)
Comment Period:
March 2, 2017 to March 15, 2017 at 5:30 PM
Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to
March 15, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit
written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be appealed within ten
(10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at
www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter. City Hall will be
closed on Friday, March 3, 2017.
