SUBJECT: FINAL MAP NO. 73491 WITH A CATEGORICAL EXEMPTION UNDER
THE CALIFORNIA ENVIRONMENTAL QUALITY ACT (“CEQA”) FOR A
SEVEN-UNIT INDUSTRIAL CONDOMINIUM CONVERSION AT 12101
CLARK STREET
Recommendation: Approve
SUMMARY
Tentative tract maps and final maps are required for all subdivisions that result in five or
more parcels or condominium units. In accordance with Arcadia Municipal Code Section
9105.03.100, the City Council shall approve a final map if it conforms to all the
requirements of the subdivision regulations of the Municipal Code and the State
Subdivision Map Act. It is recommended that the City Council approve Final Map No.
73491 for a seven-unit industrial condominium conversion at 12101 Clark Street.
DISCUSSION
Final Map No. 73491 has been reviewed by the Los Angeles County Department of
Public Works and the appropriate City Departments. The map has been found to be in
substantial compliance with the tentative map as conditionally approved by the Planning
Commission on July 14, 2015, and is in compliance with the subdivision regulations of
the Municipal Code and the State Subdivision Map Act.
ENVIRONMENTAL ASSESSMENT
Final Map No. 73491 is categorically exempt from environmental review under the
California Environmental Quality Act (“CEQA”) pursuant to Section 15301 of the CEQA
Guidelines as an existing facility. The Planning Commission affirmed this finding and
conditionally approved Tentative Tract Map No. 73491 at its regular meeting on July 14,
2015.

RECOMMENDATION
It is recommended that the City Council approve Final Map No. 73491 with a categorical
exemption under the California Environmental Quality Act (“CEQA”) for a seven-unit
industrial condominium conversion at 12101 Clark Street.
