Notice of Pending Decision
NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject
property is requesting an Administrative Modification. You have the opportunity to comment on the
project prior to the City making a decision on the project described below:
A. Categorical Exemption per Sections 15301(e)(1) and 15305 from the California
Environmental Quality Act (CEQA) for an addition to an existing structure and minor
adjustments to the setback.
A. Administrative Major Modification No. AM Major 17-08 and Administrative Design Review
No. Admin. ADR 17-71.
Project Description: A Modification request to allow a 200 square foot, single-story addition to the
existing one story house and maintain the existing street side yard setback of 11’-6”, whereas 20’-0” is
required on a corner lot.
Lot Size: 8,741 square feet
Existing Building Size (excluding the garage): 1,832 square feet
Floor Area Ratio Proposed: 2,033 square feet (23%)
Floor Area Ratio Allowed: 4,195 square feet (45% plus a 3% bonus for a single-story residence)
Lot Coverage Proposed: 2,524 square feet (28%)
Lot Coverage Allowed: 3,933 square feet (45%)
Comment Period: July 3, 2017 to July 18, 2017 by 5:30 PM

Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to Tuesday, July 18, 2017.
Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or
request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required
application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project,
and the approval/denial letter. City Hall will be closed on Tuesday, July 4, 2017 in observance of Independence Day and Friday, July 7, 2017.
