HomeMy WebLinkAboutNotice of Pending Decision Notice of Pending Decision NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is requesting an Administrative Modification. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. A. Categorical Exemption per Section 15301(e) from the California Environmental Quality Act (CEQA) for small addition to an existing structure; and B. Major Administrative Modification No. Major AM 17-02 and Protected Tree Encroachment Permit No. TRE 17-25. Project Description: A Modification to allow the continuation of an existing 10’-0” setback along the northerly side property line, whereas a 20’-0” side yard setback is currently required and to allow a 10’-0” encroachment into the rear yard setback whereas a 25’-0” rear yard setback is required for a one-story, 470 square foot addition at the rear of the existing one-story, single-family residence. The proposed addition will encroach into the protected area of one Coast Live Oak tree. The Highlands Home Owners Association, Architectural Review Board Chairperson has reviewed and approved the proposed addition. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
