HomeMy WebLinkAboutNotice of Pending Decission Notice of Pending Decision Major AM 17-16 & Admin ADR 17-19 NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is requesting an Administrative Modification. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15305(a) from the California Environmental Quality Act (CEQA) for minor adjustments to the setback B. Major Administrative Modification No. Major AM 17-16 & Administrative Architectural Design Review No. Admin ADR 17-19 Project Description: A Modification to allow the continuation of an existing 4’-0” interior side yard setback, whereas a 6’-7” side yard setback is currently required for a 125 square foot addition to the existing detached garage. Only 1’-0” of the proposed garage addition will encroach into the setback. A 404 square foot pool house and a 194 square foot storage area will also be added to the existing garage; both addition areas will comply with the required
setbacks.

Building Size (excluding the garage): 1,981 square feet
New Building Size (excluding the required garage): 2,579 square feet
Floor Area Ratio Proposed: 2,579 square feet and 27.8%
Maximum Floor Area Ratio Allowed: 4,451 square feet and 47.9%
Comment Period: September 28, 2017 to October 12, 2017 by 5:30 PM

Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to October 12, 2017. Under
this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in
writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and
appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/
denial letter. City Hall will be closed on Friday, September 29, 2017.
