HomeMy WebLinkAboutAM 17-19 Notice of Pending DecisionNotice of Pending Decision—SFADR No. 16-XX NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is requesting for a modification to their project. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15301(e)(1) and 15305 from the California Environmental Quality Act (CEQA) for an addition to an existing structure and minor adjustments to the setback. B. Administrative Modification (Major) No. AM 17-19 and Zoning Clearance Accessory Dwelling Unit No. ZCADU 17-03 Project Description: The Applicant is proposing to convert an existing 360 square foot, acces-sory structure into an Accessory Dwelling Unit (ADU) and add 341 square feet to the ADU for a new total size of 701 square feet. The ADU will be placed 25’-0” from the rear property, whereas 33’-3” is required per Code. Also, a new air conditioning unit will be placed be 25’-0” from the rear property line, whereas 33’-3” is required per Code. Lot Size: 13,276 square feet Existing Building Size (excluding the garage): 1,402 square feet Floor Area Ratio Proposed: 2,103 square feet (16%) Floor Area Ratio Allowed: 6,208 square feet (45% plus 3% bonus for a single-story residence) Comment Period: December 12, 2017 to December 26, 2017 at 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to December 26, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be appealed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter. City Hall will be closed on Friday, December 22, 2017 and Monday, December 25, 2017 in observance of Christmas Day.
