You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Sections 15301 and 15305 from the California Environmental Quality Act (CEQA) for an existing facilities and minor adjustments to the setbacks. B. Administrative Major Modification No. AM Major 17-21 and Single-Story Architectural Design Review No. SSADR 17–19 Project Description: The Applicant is proposing to expand the first floor of an existing two-story house by 529 square feet and conduct interior renovations to the second floor. The applicant is also proposing to reconstruct an existing 397 square foot, enclosed patio and maintain the existing, legal rear yard setback of 12’-0” from the rear property line, whereas 25”-0” is required. Lot Size: 10,821 square feet Existing Building Size (excluding the garage): 2,824 square feet Floor Area Ratio Proposed: 3,353 square feet (31%) Floor Area Ratio Allowed: 4,828 square feet (44.6%) Lot Coverage Proposed: 3,262 square feet (30%) Lot Coverage Allowed: 3,787 square feet (45%) Comment Period: December 21, 2017 to January 4, 2018 by 5:30 PM Project Location: 105 E. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
