NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject
property is requesting an Administrative Modification. You have the opportunity to comment on
the project prior to the City making a decision on the project described below:
A. A. Categorical Exemption per Section 15301(e) and 15305(a) from the California
Environmental Quality Act (CEQA) for an addition to an existing facility and minor
alterations in land use limitations
B. Major Administrative Modification No. Major AM 17-18
Project Description: An 811 square foot single story addition that includes the conversion of the
existing attached garage into livable space and the construction of a new detached, two car
garage. Modifications are being requested for the following: 1) to allow a portion of the new
addition to maintain the existing 6’-0” side yard setback along the northerly side property line, in
lieu of the 7’-6” required; and 2) to allow 5’-0” rear yard setback in lieu of the 10’-0” that is required
for a new 427 square foot, detached two-car garage. The Highlands Home Owners Association,
Architectural Review Board Chairperson has reviewed and approved the proposed additions.
Lot Size: 10,440 square feet
Building Size (excluding the garage): 2,516 square feet
Proposed Floor Area Ratio: 2,516 square feet or 24%
Maximum Floor Area Ratio Allowed: 3,923 square feet or 37.5%
Comment Period: February 5, 2018 to February 20, 2018 by 5:30 PM

February 19, 2018. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who
submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten
(10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/
noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter. City Hall will be closed on Friday,
February 16, 2018, and Monday, February 19, 2018, in observance of President’s Day.
