SUBJECT: Planned Development No. PD 17-01, Tentative Tract Map No. TTM 17-
05 (77121), Lot Line Adjustment No. LLA 18-01, Multi-Family Architectural Design
Review No. MFADR 17-06, Protected Tree Encroachment Permit No. TRE 18-03,
and Protected Healthy Tree Removal No. TRH 18-03

Dear Ms. Gottlieb:
At its March 27, 2018 meeting, the Planning Commission voted 3-0 with two
Commissioners absent to adopt Resolution No. 2013 approving the Planned
Development Permit and all associated applications regarding the Las Tunas Mixed-
Use project at 17 Las Tunas Drive, and adopted the Mitigated Negative Declaration
and Mitigated Monitoring & Reporting Program, subject to the conditions and
mitigation measures that were approved with this project (attached).
There is a ten (10) day appeal period for this application. To file an appeal, a
completed Appeal Application form must be submitted to the Development Service
Department along with a $600.00 appeal fee by 4:30 p.m. on Friday, April 6, 2018.
Please note that City Hall is closed on Friday, March 29, 2018. You will be notified if
an appeal is filed or the Council calls the project for review.
Approval of Planned Development No. PD 17-01, Tentative Tract Map No. TTM 17-
05 (77121), Lot Line Adjustment No. LLA 18-01, Multi-Family Architectural Design
Review No. MFADR 17-06, Protected Tree Encroachment Permit No. TRE 18-03,
and Protected Healthy Tree Removal No. TRH 18-03 shall not be of effect unless the
property owner and applicant have executed and filed the enclosed Acceptance
Form to indicate awareness and acceptance of these conditions of approval,
mitigation measures, and Mitigation Monitoring and Reporting Program. The
Acceptance Form is due now and if it is not received by April 26, 2018, this approval
will become null and void.
