HomeMy WebLinkAboutPublic Hearing NoticePUBLIC HEARING NOTICE – PLANNING COMMISSION NOTICE IS HEREBY GIVEN that the Planning Commission will hold a public hearing and forward a recommendation to the City Council for the following project: A. General Plan Amendment No. GPA 18-01, Zone Change No. ZC 18-01, and Text Amendment No. TA 18-01; and B. An Addendum to the 2010 General Plan Update Environmental Impact Report and 2016 Development Code Update Mitigated Negative Declaration has been prepared pursuant to California Environmental Quality Act (CEQA). Project Description: The City of Arcadia proposes a General Plan Amendment, Zone Change, and a Text Amendment to increase the maximum residential density in the Downtown Mixed Use Zone (DMU) from 50 du/ac to 80 du/ac and increase the maximum height limit from 50 feet to 55 feet; and increase the maximum residential density in the Central Business District (CBD) zone from 13 du/ac to 80 dc/ac, increase the maximum height limit from 45 feet to 55 feet, and remove the Downtown Overlay Zone from CBD zoned parcels. The proposal includes minor changes to the General Plan (GP) land use designation to define the Central Business District area more clearly in the GP Land Use Element, and a text amendment to the City’s Development Code to allow an In-lieu Parking Fee as a parking option to this area. The proposal also includes the approval of a new City Center Design Plan, a regulatory document that outlines the development and design standards for new development in the Downtown area.
