Inc. Owner (if different) Nader and Viola 6ishara Project Description: Complete remodel/redesign and addition of second story FINDINGS 1. SITE PLANNING - The proposed project IS consistent with the Site Planning Guidelines. II. ENTRY -The proposed project IS consistent with the Entry Guidelines. III. MASSING - The proposed project IS consistent with the Massing Guidelines based on the set bark of the second story addition to minimize the mass of the home. 1V. ROOFS - The proposed project IS consistent with the Roofing Guidelines based on the roof plan and material (clay tiles) being compatible with the architectural style and design of the home. V. FACADE DESIGN - The proposed project IS consistent with the Facade Design Guidelines based on the home's overall design, use of color and traditional design elements. VI. DETAILS - The proposed project IS consistent with the Guidelines for Architectural Details The details are high quality and are consistent with the architectural style. VII. MATERIALS & COLORS - The proposed project IS consistent with the Guidelines. The project was approved on the condition that the dark wood used in the garage doors and exterior features like the shutters will be changed to a medium stain color and the stucco color would be changed to a warmer shade that is darker than the white that was proposed. The lighter wood color and darker paint color will provide for less of an overall contrast on the exterior of the home and therefore be more compatible and harmonious with the neighborhood. VIII. LANDSCAPE & HARDSCAPE - The proposed project IS consistent with the Guidelines as discussed in the Site Planning section. IX_ FENCES & WALLS - The proposed project IS consistent with the Guidelines for Fences and Walls. X. ARCHITECTURAL STYLE - The proposed project IS consistent with the Guidelines as the Spanish elements are still harmonious with the neighborhood. Page 1 of 3 XI. ADDITIONS & ALTERATIONS - The proposed project IS consistent with the Guidelines for Additions and Alterations as discussed in the above referenced Massing (Findings Section III). XII. STREETSCAPE - The proposed project IS consistent with the Streetscape due the home preserving the existing tree in the front yard and the second floor being set back from the first floor. XIII. MINIMUM FLOOR AREA & SETBACKS - The proposed project IS consistent with the Minimum Floor Area and Setback Guidelines. XIV. GARAGES - The proposed project I5 consistent with the Guidelines for Garages XV. EXTERIOR BUILDING MATERIALS & APPEARANCE - The proposed project is consistent with the Guidelines for Exterior Building Materials and Appearance as referred to above in the Facade Design comments (Finding Section V). XVI. AFFECT ON ADJACENT PROPERTIES & NEIGHBORHOOD - Retaining the existing hedge between the subject property and the property to the North takes into consideration the effect of adjacent property privacy. Additionally, the project was gVTgpoved on the condition that the second floor windows in the North bedroom, seating area and bathroom utilize some type of obscured glass or glass treatment on the bottom portion of the windows. The conditional approval is based on the changes being made that are referenced in Findin s Section VII and XVI above. Page 2 of 3 ACTION Approved/ X Conditionally Approved/ Denied These Findings and Action were made by the following ARB Members of the Association at a meeting held on July 6, 2018 at 1759 Oakwood Ave., Arcadia, CA Members In Attendance -Vote: Dean Obst, ARS Chair - Yes David Arvizu- Yes Sunny Padival - Yes Signature: le Dean Obst EXPIRATION - If for a period of one (i) year from the date of approval, any project for which plans have been approved by the ARB, has not begun construction (as evidenced by clearing and grading and/or/the installation of a new foundation and/or by installation of new materials on a structure that is being remodeled) or has been unused, abandoned or discontinued, said approval shall become null and void and of no effect. Such project may be resubmitted to the ARB for renewed approval; however, the ARB shall review the project as if it had not been previously approved in accordance with the current standards in effect. APPEALS - Appeals from the ARB shall be made to the Planning Commission. Planning Commission decisions on ARB cases may be appealed to the City Council. Said appeals shall be made in writing and delivered to Planning Services within seven (7) calendar days of the ARB's decision and shall be accompanied by an appeal fee in accordance with the applicable fee schedule adopted by resolution of the City Council. Upon receipt of an appeal in proper form, such appeal shall be processed by Planning Services in accordance with the same procedures applicable to appeals from the Modification Committee, except that noticing shall be consistent with ARB noticing.
