GENERAL NOTES:
1. AN APPROVED BACKWATER VALVE IS REQUIRED FOR DRAINAGE PIPING SERVING
FIXTURES LOCATED BELOW THE ELEVATION OF THE NEXT UPSTREAM MANHOLE
COVER (522.67'). FIXTURES ABOVE SUCH ELEVATION SHALL NOT DISCHARGE
THROUGH THE BACKWATER VALVE. CLEAN OUTS FOR DRAINS THAT PASS THROUGH
A BACK WATER VALVE SHALL BE CLEARLY IDENTIFIED WITH A PERMANENT LABEL
STATING BACKWATER VALVE DOWNSTREAM. [CPC 710.1]
2. SEPARATE PERMIT ARE REQUIRED FOR ALL FENCE WALLS, AND RETAINING WALLS
3. NEW TOWNHOUSES, ONE- AND TWO-FAMILY DWELLINGS SHALL HAVE AN AUTOMATIC
FIRE SPRINKLER SYSTEM INSTALLED IN ACCORDANCE WITH CRC SECTION R313.3 OR
NFPA 13D. [CRC R313]
4. BUILDING ADDRESS SHALL BE PROVIDED ON THE FRONTING BUILDING ELEVATION IN
SUCH A POSITION AS TO BE PLAINLY VISIBLE AND LEGIBLE FROM THE STREET.

5. AN APPROVED AUDIBLE ALARM DEVICES SHALL BE CONNECTED TO EVERY
AUTOMATIC SPRINKLER SYSTEM. SUCK SPRINKLER WATER -FLOW ALARMS DEVICES
SHALL BE ACTIVATED BY WATER FLOW EQUIVALENT TO THE FLOW OF A SINGLE
SPRINKLER OF THE SMALLEST ORIFICE SIZE INSTALLED IN THE SYSTEM. ALARM
DEVICES SHALL BE PROVIDED ON THE EXTERIOR OF THE BUILDING IN AN
APPROVED LOCATION. WHERE A FIRE ALARM SYSTEM IS INSTALLED ACTUATION OF
THE AUTOMATIC FIRE SPRINKLER SYSTEM SHALL ACTUATE THE BUILDING FIRE ALARM
SYSTEM. APPROVED AUDIBLE NOTIFICATION APPLIANCES SHALL BE PROVIDED IN THE
INTERIOR OF THE BUILDING AT LOCATIONS REQUIRED BY THE FIRE CHIEF. [AMC

6. PEDESTRIANS SHALL BE PROTECTED DURING CONSTRUCTION, REMODELING AND
DEMOLITION ACTIVITIES. SIGN SHALL BE PROVIDED TO DIRECT PEDESTRIAN TRAFFIC.
BARRIERS SHALL BE CONSTRUCTED PER CBC 3306.6. COVERED WALKWAYS SHALL
BE COMPLY WITH CBC 3306.7. [CBC 3306.1 & TABLE 3306.1].
7. IRRIGATION CONTROLLERS TO BE INSTALLED PRIOR TO FINAL INSPECTION.
8. FOR LANDSCAPE DETAIL SEE L1 - LANDSCAPING PLAN.
9. ALL UTILITIES SHALL BE UNDERGROUND
10. ALL EXISTING MATURE TREES TO REMAIN ARE TO BE PROTECTED DURING THE
COURSE OF CONSTRUCTION. DO NOT DISTURB OR CHANGE THE EXISTING GRADE
WITHIN THE TREE DRIPLINE. IF TRENCHING IS REQUIRED AND CANNOT BE
RELOCATED, HAND TRENCH WITHIN DRIPLINE AND TUNNEL PIPE UNDER ROOTS. DO
NOT CUT ROOTS OVER 2" DIAMETER AND DO NOT STOCKPILE SOIL OR OTHER
MATERIALS WITHIN THE DRIPLINE AREA. DEEP -WATER EXISTING TREES AT LEAST 1-2

FIRE SPRINKLER REQUIREMENTS
1. A. A MINIMUM OF 4 SETS OF SPRINKLER PLANS AND CALCULATIONS
SHALL BE PROVIDED TO THE ARCADIA DEPARTMENT OF DEVELOPMENT
SERVICES. AN APPROVED SET OF PLANS SHALL BE MAINTAINED ON
THE JOB SITE AT ALL TIMES AND MADE AVAILABLE TO THE FIRE
INSPECTOR. WATER SUPPLY TEST INFORMATION SHALL BE PROVIDED
BY THE ARCADIA WATER DEPARTMENT. THE TEST DATA SHALL BE
REDUCED BY 10% FOR FUTURE USE IN ALL HYDRAULIC
CALCULATIONS.
B. ATTACHED GARAGES AND DETACHED GARAGES OVER 1000
SQUARE FEET SHALL BE SPRINKLERED AND DESIGNED FOR AN
ORDINARY HAZARD GROUP 1 OCCUPANCY. THE DESIGN AREA SHALL
CONSIST OF THE ENTIRE GARAGE AREA INCLUDING WATER HEATERS
AND STORAGE CLOSETS. ONLY INTERMEDIATE TEMPERATURE QUICK
RESPONSE HEADS SHALL BE USED IN THE GARAGE AREA.
C. SPRINKLER PROTECTION IN THE ATTIC SHALL BE PROVIDED
ABOVE ALL FORCED AIR UNITS AND ABOVE ALL ATTIC ACCESS DOORS
OR PANELS. ONLY PENDANT OR SPECIAL ATTIC QUICK RESPONSE
INTERMEDIATE TEMPERATURE SPRINKLER HEADS MAY BE USED IN
ATTIC AREAS. IN AREAS WHERE THE FAU IS LESS THAN 6' AWAY
FROM AN ATTIC ACCESS DOOR OR PANEL, A SINGLE SPRINKLER
HEAD SHALL BE ALLOWED TO PROTECT BOTH AREAS.
D. A HYDRAULIC VERIFICATION TEST SHALL BE PERFORMED FOR ALL
DWELLINGS. ONE AND TWO FAMILY DWELLINGS UNDER 5000 SQUARE
FEET IN COMBINED AREA, INCLUDING GARAGES, SHALL BE DESIGNED
FOR 2 HEADS FLOWING. ONE AND TWO FAMILY DWELLINGS OVER
5000 SQUARE FEET IN COMBINED AREA, INCLUDING GARAGES, SHALL
BE DESIGNED FOR 4 HEADS FLOWING. COMMON USE AREAS IN
CONDOMINIUM COMPLEXES SUCH AS UTILITY ROOMS OR ENCLOSED
TRASH RECEPTACLE AREAS SHALL BE SPRINKLERED. ONLY
INTERMEDIATE TEMPERATURE QUICK RESPONSE HEADS SHALL BE
USED IN THESE AREAS.
E. VALVE HANDLES ON ALL BACKFLOW DEVICES SHALL BE REMOVED
AND PLACED IN THE SPARE SPRINKLER HEAD BOX AT FINAL
INSPECTION.
2. EACH UNIT SHALL HAVE A SEPARATE WATER METER AND WATER
SERVICE. THERE SHALL BE A SEPARATE WATER METER FOR THE
IRRIGATION SYSTEM.
3. NFPA 13R OR 13D FIRE SPRINKLER SYSTEM IS REQUIRED, FIRE
SERVICE SHALL BE TAKEN FROM THE DOMESTIC WATER SUPPLY. FIRE
AND DOMESTIC SYSTEMS SHALL BE SEPARATED BY AN APPROVED
DOUBLE CHECK VALVE ASSEMBLY (BACKFLOW PRVENTER).
