HomeMy WebLinkAboutItem 10a - Approving Final Map No. 77169 for an industrial building at 11700 Goldring Road DATE: October 16, 2018 TO: Honorable Mayor and City Council FROM: Jason Kruckeberg, Assistant City Manager/Development Services Director Lisa Flores, Planning & Community Development Administrator Prepared By: Jordan Chamberlin, Associate Planner SUBJECT: RESOLUTION NO. 7233 APPROVING FINAL MAP NO. 77169 TO COMBINE 10 LEGAL LOTS INTO ONE LOT AND ACCEPT A DEDICATION FOR STREETS AND HIGHWAY PURPOSES ALONG A PORTION OF GOLDRING ROAD FOR A NEW, TWO-STORY 16,360 SQUARE FOOT INDUSTRIAL BUILDING AT 11700 GOLDRING ROAD Recommendation: Adopt SUMMARY Tentative tract maps and final maps are required for all subdivisions that result in or modify five or more parcels or condominium units. In accordance with Arcadia Development Code Section 9105.03.100, the City Council shall approve a final map if it conforms to all the requirements of the subdivision regulations of the Municipal Code and the State Subdivision Map Act. Tentative Tract Map No. 77169 was conditionally approved by the Planning Commission on December 12, 2017, to combine 10 legal lots into one lot and offer a 5’-0” wide dedication to the City of Arcadia along the entirety of the property along Goldring Road for streets and highway purposes for a new, two- story, 16,360 square foot industrial building – refer to Attachment No. 2. Final Map No. 77169 meets these criteria and includes the dedication; therefore, it is recommended that the City Council adopt Resolution No. 7233 to accept the dedication and accept Tract Map No. 77169– refer to Attachment No. 1. DISCUSSION Final Map No. 77169 will consolidate the 10 legal lots into one lot to accommodate the construction of a new industrial building. According to Development Code Section 9105.03.110, tentative maps are valid for 24 m onths after the effective date. The tentative map for this project will expire on December 27, 2019. The construction drawings for the new development have been submitted to Building Services for plan check, but a building permit will not be issued until the map has been approved and recorded by the Los Angeles Recorder’s Office. Resolution No. 7233 accepting dedication for TM 77169 October 16, 2018 Page 2 of 2 The map has been reviewed by the Los Angeles County Department of Public Works, and the appropriate City Departm ents – refer to Attachment No. 3. The map has been found to be in substantial compliance with the tentative map as conditionally approved by the Planning Commission, and is in compliance with the subdivision regulations of the City’s Development Code and the State Subdivision Map Act. FISCAL IMPACT There will be no fiscal impact incurred by the City as a result of this action. RECOMMENDATION It is recommended that the City Council adopt Resolution No. 7233 approving Final Map No. 77169 to combine 10 legal lots into one lot and accept a dedication for streets and highway purposes along a portion of Goldring Road for a new, two-story 16,360 square foot industrial building at 11700 Goldring Road.
