regarding loss of privacy.On May 2, 2017, the applicant submitted revised plan

The Development Services Department has conditionally approvedthesingle-
family design review projectdated May 2, 2017,for a new 4,299 square foot, two
story, Prairie style, single family residence with an attached two car garageat
1016 S. 1st Avenue, subject to the following conditions:
The project shall comply with the City’s Water Efficient Landscaping
Ordinance (WELO). The application shall be submitted with the plans for
plan check in Building Services.
On the plans submitted for plan check in Building Services, the interior
dimensions for the garage shall be shown on the plans as a minimum 20’-
0”wide and 20’-0”in length in compliance with AMC Sec. 9103.07.050F.
On the plans submitted for plan check in Building Services, a minimum
25’-0”turning radius and/or a minimum 25’-0”of clear back out space
shall be shownon the plansin compliance with AMC Sec.
9103.07.080(7b).
A note shall be added to the Landscape Plan submitted for plan check in
Building services that states the Italian Cypress and Sweet Bay trees
shall be minimumof6’-0”in heightat the time of planting.
On the plans submitted for plan check in Building Services, the rear patio
shall be revised to have a 9’-0” side yard setback from the northerly
property line.

All plantings and construction within the easement are subject to review and approval by
the easement holder.
There is a ten (10)day appeal period for this application. To file an appeal, a completedAppeal
Application form must be submittedto the CommunityDevelopment Division along with a
$600.00 appeal fee by 5:30 p.m. onMonday, May 15, 2017.You will be notified if an appeal is
filed.
Approval of SFADR 16-44shall not be of effect unless the property owner and applicant have
executed and filed the enclosed Acceptance Form to indicate awareness and acceptance of
these conditions of approval. The Acceptance Form is due now and if it is not received by June
3, 2017, this approval will become null and void.
This approval shall expire in one year (May 16, 2018) from the effective date unless a building
permit is issued and the construction is diligently pursued, a certificate of occupancy has been
issued, or the approval is renewed.
Anextension may be grantedby the Development Services Director or designee,or the
Review Authoritythat approved the project for amaximum period of one (1) year from the initial
expiration date. An extension can only be granted if the required findings can be made. Please
note that acceptance of an extension request does not indicate approval of an extension.
A building permit must be obtained prior to any construction activity. Please contact Building
Services at (626) 574-5416 to determine the typeof documentation, plans, and fees for the
appropriate permit. This approval letter must be presented to Building Services to initiate the
permitting process.
