HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for one single-family residence; and B. Single-Family Design Review No. SFADR No. 17-08 and Protected Tree Encroachment Permit No. TRE 16-43. Project Description: An interior and exterior remodel of an existing one story, 2,396 square foot, single family residence which includes a 533 square foot, single story addition and a new 1,185 square foot second story. The architectural style of the residence will revised to Prairie style. The proposed improvements will encroach within the dripeline of one Coast Live Oak tree.
Lot Size: 10,630.84 square feet
Existing Building Size (excluding the garage): 2,396 square feet
New Building Size (excluding the garage): 4,114 square feet
Floor Area Ratio Proposed: 4,302 square footage and 40.47%
Floor Area Ratio Allowed: 4,595.79 square footage and 43.23%
Comment Period: Friday, August 11, 2017 to Friday, August 25, 2017 by 4:30 PM
Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to Friday, August 25, 2017.
Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or
request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required
application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project,
and the approval/denial letter. City Hall will be closed on Friday, August 18, 2017.
