HomeMy WebLinkAboutNotice of Pending Decision Amendment (2nd Notice)NOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single-Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for the new construction of one single-family dwelling; and B. Amendment to Single-Family Design Review No. SFADR No. 17-17 and Protected Tree Encroachment No. 17-30 Project Description: The Applicant has amended their project. The project consists of a new 7,912 square foot, two-story, contemporary-style residence with a detached 1,200 square foot, Accessory Dwelling Unit and a detached 1,152, four-car garage. The new driveway and a portion of the building will encroach into the dripline of two protected Oak trees located offsite. Below are the following changes to the project from the previous Notice of Pending Decision: The building size of the new home was revised from 8,380 square feet to 7,912 square feet. The applicant reduced the size of the first and second floor, and provided greater setbacks to the first and second floor. The overall building height was reduced from 28’-5” to 26’-3”. The total Floor Area Ratio (FAR) for the entire lot was reduced from 9,861 square feet to 9,414 square feet. The detached Accessory Dwelling Unit was revised from 1,177 square feet to the maximum permitted square footage of 1,200 square feet. The rear yard setback of the four-car garage was increased from 10 feet to 15 feet from the rear property line. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee.
