HomeMy WebLinkAbout3rd Notice (Revised 8-29-18)August 21, 2018 Subject: Notice of Pending Decision for Single-Family Design Review No. SFADR 17-17 and Protected Tree Encroachment No. TRE 17-30 Project Address: 1104 S. 1st Avenue Dear Neighbors: We appreciate your comments regarding the previous two designs that were previously noticed. The Applicant has been cooperative in trying to address all the concerns, including Staff’s concerns. The issues that were raised were regarding the mass and scale of the project, and the incompatibility of the house with the other homes in the surrounding neighborhood in terms of size and bulk. In order to address some of the issues, the Applicant has redesigned the architectural style of the house from a French-style residence to a Traditional Cape- Cod design to help reduce the overall mass and scale. The house was also reduced in size by 800 square feet (from 7,912 square feet to 7,103 square feet), and greater setbacks were provided on both the first and second floor in this last set of revisions refer to the Architectural Plans on the City’s website at www.Arcadiaca.gov/noticeanddecisions. Additionally, the 1,200 square foot, detached Accessory Dwelling Unit was eliminated, and the overall size of the four-car garage was reduced from 1,152 square feet to 995 square feet. The total Floor Area Ratio (FAR) for the entire lot is now 7,288 square feet from 9,414 square feet. You have the opportunity to review the latest redesign. The comment period is from Wednesday, August 22, 2018 to Wednesday, September 5, 2018 at 5:30 PM. If you wish to you may submit a written statement to Planning Services, please do so prior to Wednesday, September 5, 2018.Please note that City Hall will be closed on Friday, August 31, 2018 and Monday, September 3, 2018 in observation of Labor Day. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
