HomeMy WebLinkAboutAmended Notice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for the new construction of one single-family dwelling; and B. Amendment to Single-Family Design Review No. SFADR No. 17-02 and Protected Tree Encroachment No. 18-04 Project Description: The Applicant has amended the project. The project will now consists of a new 4,244 square foot, two-story, Contemporary-style residence with an attached 480 square foot, two-car garage. Fencing and hardscape will encroach into the dripline of two protected Oak trees located on the subject site. The building size of the new home was revised from 4,642 square feet to 4,244 square feet. The applicant reduced the size of the first and second floor, and provided greater setbacks to the first and second floor. Lot Size: 12,472 square feet Existing Building Size (excluding the garage): 1,700 square feet New Building Size (excluding the garage): 4,244 square feet Floor Area Ratio Proposed: 4,274 square feet (34%) Floor Area Ratio Allowed: 5,488 square feet (44%) Comment Period: June 6, 2018 to June 20, 2018 5:30 PM Notice of Pending Decision Amendment to SFADR No. 17-02 and TRE No. 18-04 Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to June 20, 2018. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
