Norman AveNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for the new construction of one single-family dwelling B. Single-Family Design Review No. SFADR No. 17-21, Protected Tree Encroachment Application No. TRE 17-32, and Healthy Tree Removal Application No. TRH 17-09 Project Description: The applicant is proposing a new 6,852 square foot, two-story, Spanish-style residence with an attached four-car garage and a 354 square foot detached cabana. The applicant is also proposing to remove a protected Olive tree located in the front yard, and the design will encroach into the canopy of the one protected tree located along the westerly property line. Lot Size: 18,464 square feet Existing Building Size (excluding the garage): 2,104 square feet New Building Size (excluding the garage): 6,852 square feet Floor Area Ratio Proposed: 7,346 square feet (44.6%) Floor Area Ratio Allowed: 7,359 square feet (45%) Comment Period: December 7, 2017 to December 21, 2017 at 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to December 21, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
