HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for one single-family residence; B. Single-Family Design Review No. SFADR No. 15-20 and Protected Tree Encroachment No. TRE 16-25. Project Description: The Applicant has amended their project and revised the architectural style from Spanish to Traditional. The revised design incorporates Traditional architectural details, colors, and materials. No changes have been made to the building footprint. The proposal remains a 3,836 square foot, two-story, residence, with an attached, two car garage. The proposal will encroach into the protected zone of three (3) protected trees. This new residence will be located on the corner of E. Pamela Road and S. 4th Avenue. Lot Size: 10,351 square feet Existing Building Size (excluding the garage): 1,345 square feet New Building Size (excluding the garage): 3,836 square feet Floor Area Ratio Proposed: 3,881 square feet and 37.4% Floor Area Ratio Allowed: 4,640.68 square feet and 44.7% Comment Period: Monday, November 27, 2017 to Monday, December 11, 2017 by 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to December 11, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
