HomeMy WebLinkAboutAmended Notice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for the construction of a new single-family residence. B. Amendment to Single-Family Design Review No. SFADR No. 16-59 Project Description: This application was previously approved for an addition to the existing residence. The applicant has since decided to demolish the existing residence and construct a new 5,254 square foot, two-story, Spanish style with an attached three-car garage. The design, layout, and size of the new residence will remain the same as previously approved with the exception of the building height which has been reduced to 26’-3”.   Lot Size: 15,237 square feet Existing Building Size (excluding the garage): 2,465 square feet New Building Size (excluding the garage): 5,254 square feet Floor Area Ratio Proposed: 5,254 square feet (34%) Floor Area Ratio Allowed: 6,571 square feet (43%) Comment Period: October 18, 2017 to November 1, 2017 by 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to November 1, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
