HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15301 from the California Environmental Quality Act (CEQA) as an existing facility. B. Single-Family Design Review No. SFADR No. 16-59 Project Description: The Applicant is proposing a first floor addition of 1,185 square feet and a second floor addition of 1,604 square feet with an attached three-car garage to an existing 2,465 square foot, two-story residence for a new total square footage of 5,254 square feet. The architectural style will change from a Traditional to a Spanish-style house.   Lot Size: 15,237 square feet Existing Building Size (excluding the garage): 2,465 square feet New Building Size (excluding the garage): 5,254 square feet Floor Area Ratio Proposed: 5,254 square feet (34%) Floor Area Ratio Allowed: 6,571 square feet (43%) Lot Coverage Proposed: 4,275 square feet (28%) Lot Coverage Allowed: 5,332 square feet (35%) Comment Period: August 14, 2017 to August 28, 2017 by 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to August 28, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
