HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single-Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for new construction of one, single-family residence; and
B. Single-Family Design Review No. SFADR No. 16-43 and Protected Tree
Encroachment No. TRE 17-13.
Project Description: A new 3,664 square foot, two-story, Traditional style residence, with a
430 square foot, attached, two-car garage, and a 640 square foot basement. The proposed
improvements will encroach into the protected zone of eight (8) protected trees.
Lot Size: 11,026 sq. ft.
Existing Building Size (excluding the garage): 2,871 sq. ft.
New Building Size (excluding the garage): 3,664 sq. ft. plus a 640 sq. ft. basement
Floor Area Ratio Proposed: 3,732 sq. ft. and 33.8%
Floor Area Ratio Allowed: 4,734.1 sq. ft. and 42.9%
Comment Period: September 12, 2017 to September 26, 2017 by 5:30 PM
Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to September 26, 2017.
Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or
request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required
application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project,
and the approval/denial letter. City Hall will be closed on Friday, September 15, 2017.
