HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for new construction of one single-family residence B. Single-Family Design Review No. SFADR No. 17-23 and Protected Tree Encroachment Permit No. TRE 17-36 Project Description: A new 3,413 square foot, two-story, Mediterranean style residence, with an attached, two car garage. The proposed new residence will encroach into the protected zone of five (5) protected trees. Lot Size: 8,025 sq. ft. Existing Building Size (excluding the garage):1,330 sq. ft. New Building Size (excluding the garage): 3,413 sq. ft. Floor Area Ratio Proposed: 3,607 sq. ft. and 44.9% Floor Area Ratio Allowed: 3,611 sq. ft. and 44.9% Comment Period: January 9, 2018 to January 23, 2018 by 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to January 23, 2018. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
