HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for the construction of one single-family residence B. Single-Family Design Review No. SFADR No. 16-45 C. Protected Tree Encroachment No. TRE 17-16 Project Description: A new 3,413 square foot, two-story, Prairie style residence, with a 450 square foot, attached, two-car garage. The proposed will encroach into the protected zone of four (4) protected trees. Lot Size: 8,010 square feet Existing Building Size (excluding the garage): 1,280 square feet New Building Size (excluding the garage): 3,413 square feet Floor Area Ratio Proposed: 3,477 and 43.4% Floor Area Ratio Allowed: 3,604.5 and 45% Comment Period: Tuesday, July 25, 2017 to Tuesday, August 8, 2017 by 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to August 8, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter. City Hall will be closed on Friday, August 4, 2017.
