Subject: Notice of Pending Decision of Single Family Design Review No.
SFADR 16-29 and Tree Encroachment Permit No. 16-50
Dear Neighbors:
The owner of the subject property is proposing a new residence that is subject to the
City’s Single Family Architectural Design Review process. You have the opportunity
to comment on the project prior to the City making a decision.
Location: 1845 N. Santa Anita Avenue
Project Description: The applicant is proposing a new 9,503 square foot, two-story,
Spanish style home with an attached four-car garage on a 37,500 square foot interior
lot. Given that the size of the lot is larger than most of the lots within this
neighborhood, the Applicant provided greater setbacks to all four sides of the lot. All
of the existing mature trees located within the front yard area, including the oak trees,
will remain in place and the house was designed to avoid any encroachments within
the dripline of the protected trees. Also, with a Floor Area Ratio of 9,503 square feet
(25%), the house will not exceed the maximum allowable Floor Area Ratio of 10,500
square feet (28%).
Categorically Exempt from CEQA per Section 15301(e)(1)
Comment Period: December 16, 2016 – December 30, 2016 (4:30 PM)

A decision will be reached no earlier than Friday, December 30, 2016 at 4:30 p.m.
Under this process, no formal hearing is scheduled on this application. A notice of
decision will be mailed to those residents and property owners who submit written
comments on this project or request in writing to be notified of the decision. An
appeal of the administrative decision may be made by the applicant or any interested
party within five (5) business days following the date of the decision by submitting a
letter of appeal and paying the appeal fee.
