HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is pro- posing to build a new single-family residence that is subject to the City’s Single Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for the construction of a new single-family residence. B. Single-Family Design Review No. SFADR 16-41 and Healthy Tree Removal Application No. TRH 16- 02 Project Description: The applicant is proposing a new 6,844 square foot, contemporary-style house with a 5,915 square foot first floor and a 535 square foot second floor at the end of the resi- dence as well as a detached four-car garage. The applicant is also requesting to re- move a protected Carrotwood tree located in the front yard area to accommodate a new circular driveway. Lot Size: 24,547 square feet Existing Building Size (excluding the garage): 3,619 square feet New Building Size (excluding the required three-car garage): 6,844 square feet Floor Area Ratio Proposed: 6,844 square feet (28%) Floor Area Ratio Allowed: 9,136 square feet (37%) Comment Period: February 27, 2017 to March 13, 2017 by 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to March 13, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be appealed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
