After careful consideration of the design, the Development Services Department has conditionally approved the single-family design review project dated February 2, 2017, for a new 6,844 square foot, contemporary-style with a detached four-car garage and the removal of the protected Carrotwood tree at 215 Walnut Avenue, subject to the following conditions:  The applicant shall install a 48-inch box Jacaranda tree and a 48-inch box Japanese Maple tree in the front yard area as shown on the conceptual Landscape Plan.  The project shall comply with the City’s Water Efficient Landscaping Ordinance (WELO). The application shall be submitted with the plans for plan check in Building Services. There is a ten (10) day appeal period for this application. You will be notified if an appeal is filed. The Acceptance Form is due now and if it is not received by April 24, 2017, this approval will become null and void. This approval shall expire in one year April 4, 2017 from the effective date unless a building permit is issued and the construction is diligently pursued, a certificate of occupancy has been issued, or the approval is renewed. An extension may be granted by the Development Services Director or designee, or the Review Authority that approved the project for a maximum period of one (1) year from the initial expiration date.
