HomeMy WebLinkAboutSFADR 16-05_Amendment to NOPDNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner is proposing to amend the previously design approved on June 1, 2016, for a new single-family residence. You have the opportunity to comment on the proposed amendment prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15301 from the California Environmental Quality Act (CEQA) to add a basement and a tandem garage parking space; B. Amendment to Single-Family Design Review No. SFADR No. 16-05 Project Description: To amend the previously approved Single-Family Architectural Design Review No. SFADR 16-05 to include a new 1,490 square foot basement (habitable space) and a 4th garage parking space in a tandem style layout to the new 5,920 square foot, two-story, Spanish style, single-family residence. Lot Size: 14,348 sq. ft. Approved Size (excluding the garage): 5,920 sq. ft. New Building Size (excluding the garage): 5,700 sq. ft. (to accommodate a tandem parking space) New Basement Size: 1,490 sq. ft. Floor Area Ratio Previously Approved : 6,096 sq. ft. and 42.5% Proposed Floor Area Ratio : 5,900 sq. ft. and 41.1% (max allowed: 43.5%) Comment Period: February 24, 2017 to March 10, 2017 by 4:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to March 10, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be appealed within ten (10) days following the date of the decision with the required applica- tion and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
