HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is
proposing to build a new single-family residence that is subject to the City’s Single Family Architectural
Design Review process. You have the opportunity to comment on the project prior to the City making a
decision on the project described below:
A. Categorical Exemption per Section 15301 from the California Environmental Quality Act
(CEQA) as an existing facility.
B. Amendment to Single-Family Design Review No. SFADR No. 16-53
Project Description: The Applicant is proposing a first floor addition of 951 square feet and a new second
floor at 2,036 square feet with an attached, 600 square foot, two-car garage to an existing 2,339 square
foot residence. In addition to the existing single-story house, the property is currently developed with a 600
square foot, accessory dwelling unit and with a detached, 713 square foot, three-car garage. The total
square footage of the property will be 6,389 square-feet, and the architectural style will change from a
Traditional to a Contemporary-style house.
Lot Size: 16,569 square feet
Existing Building Size (excluding the garage): 2,339 square feet
New Building Size (excluding the garage): 5,326 square feet
Floor Area Ratio Proposed: 6,389 square feet (38.6%)
Floor Area Ratio Allowed: 6,970 square feet (42%)
Lot Coverage Proposed: 5,529 square feet (33%)
Lot Coverage Allowed: 5,799 square feet (35%)
Comment Period: July 3, 2017 to July 18, 2017 by 5:30 PM
Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to July 18, 2017. Under this
process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in
writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application
and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the
approval/denial letter. City Hall will be closed on Tuesday, July 4, 2017 in observance of Independence Day and Friday, July 7, 2017.
