HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for one single-family residence; and B. Single-Family Design Review No. SFADR No. 17-32, Healthy Protected Tree Removal Permit No. TRH 18-07, and Diseased/Hazardous Protected Tree Removal Permit No. TRD 18-32 Project Description: A new 5,223 square foot, two-story, Mediterranean style residence, with attached one-and-two car garages totaling 717 square feet. To accommodate the development, the applicant is requesting to remove two (2) healthy protected trees, a 13-inch diameter Crepe Myrtle tree and an 18-inch diameter Mondell Pine tree, and to remove of one (1) Olive tree that is dead. Lot Size: 13,762 sf Existing Building Size (excluding the garage): 2,439 sf New Building Size (excluding the garage): 5,223 sf Floor Area Ratio Proposed: 5,668 sf and 41% Floor Area Ratio Allowed: 6,004 sf and 43.6% Comment Period: August 24, 2018 to September 7, 2018 by 4:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to September 7, 2018. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter. City Hall will be closed on Friday, August 31, 2018 and Monday September 3, 2018 in observance of Labor Day.
