HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described be-low: A. Categorical Exemption per Section 15303(a) from the California Environmental Quality Act (CEQA) for one single-family residence; and B. Single-Family Design Review No. SFADR No. 18-06 and Protected Tree En-croachment Permit TRE No. 18-21
Project Description: A new 5,988 square foot, two-story, Mediterranean style residence,
with attached 822 square foot three-car garage. One Coast Redwood tree in the front
yard will have its canopy encroached into with landscaping and hardscape and require
protection fencing during construction.
Lot Size: 17,850 square feet
Existing Building Size (excluding the garage): 1,252 square feet
New Building Size (excluding the garage): 5,988 square feet
Floor Area Ratio Proposed (including foyer): 6,306 square feet and 35%
Floor Area Ratio Allowed: 7,355 square feet and 41%
Comment Period: Tuesday, July 17, 2018 to Thursday, July 26, 2018 by 5:30 PM
Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to July 31, 2018 . Under this
process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in
writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application
and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the
approval/denial letter. City Hall will be closed on Friday, July 20, 2018.
