HomeMy WebLinkAboutNotice of Pending DecisionNOTICE OF PENDING DECISION IS HEREBY GIVEN that the property owner of the subject property is proposing to build a new single-family residence that is subject to the City’s Single- Family Architectural Design Review process. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for the new construction of one single-family dwelling; and B. Single-Family Design Review No. SFADR No. 18-12 and Protected Tree Encroachment No. 18-12 Project Description: The applicant is proposing a new 8,008 square foot, single-story, French-style residence with an attached 693 square foot, three-car garage, and a detached 828 square-foot, pool house. Lot Size: 25,000 square feet Existing Building Size (excluding the garage): 3,422 square feet New Building Size (excluding the garage): 8,008 square feet Floor Area Ratio Proposed: 8,879 square feet (36%) Floor Area Ratio Allowed: 10,000 square feet (42%) + plus a 3% bonus for a single-story residence. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
