The applicant is also requesting to encroach into the protected zone of three healthy Oak trees and one healthy Sycamore. You have the opportunity to comment on the project prior to the City making a decision on the project described below: A. Categorical Exemption per Section 15303 from the California Environmental Quality Act (CEQA) for the new construction of one single-family dwelling. B. Single-Family Design Review No. SFADR No. 17-14, and Protected Tree Encroachment Permit No. TRH 17-20 Project Description: Lot Size: 20,431 Existing Building Size (excluding the garage): 1,346 square-feet New Building Size (excluding the garage): 7,404 square-feet Floor Area Ratio Proposed: 7,404 square-feet;36% Floor Area Ratio Allowed: 8,720 square-feet; 43% Lot Coverage Allowed: 9,193 square-feet; 45 % Lot Coverage Proposed: 8,106; 40% Comment Period: June 22, 2017 to July 10, 2017 at 5:30 PM Persons wishing to comment on the project and/or environmental documents may do so by submitting written statements to Planning Services prior to July 10, 2017. Under this process, no formal hearing is required. A notice of decision will be mailed to those residents and property owners who submit written comments on this project or request in writing to be notified of the decision. An appeal of this administrative decision may be filed within ten (10) days following the date of the decision with the required application and appeal fee. You may also visit the City’s website at www.ArcadiaCA.gov/noticesanddecisions to view this notice, the architectural plans related to this project, and the approval/denial letter.
